Inspired by concept homeowners—the Beauchesne’s—this modern luxury kitchen design by Chad Dorsey is a collection of materials with a European Elegance-meets-Industrial-Edge aesthetic tailored, relaxed, luxurious materials and detail. Only the best will do for this couple, originally from Monte Carlo, the Beauchesne’s (with a surname whose meaning translates to beautiful oak) are avid entertainers but don’t enjoy cooking.
Perception within their circle of friends is the Beauchene’s host lavish dinner parties and pretend to participate. Meanwhile, the cooks are hidden behind in the prep kitchen, “out of sight,” making it all come together.
A mix of imported artworks, stemware, and cherished mementos collected throughout their travels, personalize the space.
The Beauchene’s want the main kitchen to feel chic and sophisticated, much like their perceived persona around the community. Materials, lighting, and fittings all make a statement about the couple’s refined tastes and well-curated lifestyle.

Behind the cased opening, a Prep Kitchen, Pantry, and Work from Home space provide that all day-to-day messy work is done out of the way. Here, renowned painter Louis Gloria’s lacquered Millwork finished is more traditional than the kitchen, evoking an English sensibility with a pale Puritan Gray from Benjamin Moore.

How To Skirt A Pedestal Sink
While pedestal sinks are making a huge comeback in modern bathrooms, sometimes storage space becomes the necessary evil. First, measure from the top of the sink to the bottom to see how much fabric you’ll need. Determine which style of skirting you like best. Select a fabric, trims, and velcro to make the skirt. Hire a local window treatment seamstress or a customizing workroom to sew the skirt for you. Fasten the skirt on with velcro.

Custom wallpaper from Trove illustrates a forest of magnolias evolving as one enters from the light at the edge of the forest to the dense green covering of magnolias.
The Custom Entryway Tables & Furniture | Entryway Ideas
Frenchman Pierre Charpin’s Stump tables for Ligne Roset and the Archiduchaise chair by Xavier Lust from Ralph Pucci accompany custom-designed furniture, including a white marble-and-glass table and a marble bench by Lauren Rottet made by Sigma Marble for Rottet Collection. An acrylic garden trellis leads to a window perch where the Xavier Lust chair is poised in silhouette. Below sits a white marble vitrine envisioned by Lauren Rottet as the cleansing well one acknowledges before entering into the Kips Bay home.

The loft at the inaugural Kips Bay Decorator Show House Dallas was a hidden space away from the rest of the home.
Dallas designers gathered to create an amazing home to raise money for Kips Bay Boys & Girls Club. The loft is definitely a space for the family’s teens. Sherry Hayslip’s goal was to design a contemporary place to get away and find peace from the chaos of our everyday lives.
The loft is a place to chat with friends, unwind, play games, enjoy an after-dinner drink, or sit and look at the clouds and let your mind wander. If true wealth is health and time, space isn’t far behind, and this area is the perfect bonus to the house.
“When I first visited the loft, I was immediately drawn to the clouds as I gazed through the skylight. The room doesn’t have windows, so it was like a single frame of the Texas sky – the centerpiece of the design. The submerged series of art boxes and the custom skylight art shine by Artist Carmen Menza.” says Sherry Hayslip.
Other talented local artists’ pieces are incorporated throughout the space as well – I’m passionate about supporting the Dallas art scene. Phillip Jefferies was gracious to provide a new wallpaper from its specialty collection.

We like to say Dallas designers do it best! Michelle Nussbaumer’s latest Kips Bay Designer Showhouse room was dubbed the Turkish Writer’s Lair. Inspired by a 19th Century English traveler, Nussbaumer’s daughter’s room design may have been in the latest Kips Bay Designer Showhouse in Interior Decorator Dallas, TX. Still, it definitely reminded us of a traveler that lived in Turkey and Morocco. Michelle Nussbaumer created a dream blue & white classic private oasis on the upstairs of the house. 4. Use Reproduction Artwork That Appears Antique
To give your room an antique look, we highly recommend first checking out your local flea markets, art galleries, and even thrift stores.
In the case of this daughter’s room, we love that Michelle Nussbaumer used one of our favorite art vendors who does a great job with reproductions when clients aren’t looking to spend a fortune on art. Great job, Wendover Artwork! The art looks old, but it’s actually reproduction art perfectly finished and framed.
5. Incorporate Antique Like-Accessories
The accessories throughout the room make such a difference. For those of you who follow me, you know how much I love incorporating antiques. Michelle Nussbaumer used beautiful, gorgeous accessories from Ceylon et Cie for this daughter’s room.
6. Use LED Strip Lighting For Custom Closets & Storage Areas.
When ordering custom closets, be sure to add built-in custom LED strip lighting to light each shelf properly. While LED strip lighting can be costly, adding it to kitchen shelves, master closets, or other high-use areas can make a big difference in the organizational process.
7. Incorporate Practical Solutions Such as Hooks in Closets.
There’s no better way to stay organized in closets than using hooks.
8. How To Prevent Damages To Furniture Tops.
Use countertop overlays such as marble or incorporate removable trays to place your favorite perfumes and other items that could damage your furniture tops.

10. Paint Old Cabinets Black & Use Nice Hardware To Modernize Cabinetry.
In showhomes especially, you can get some great ideas for what to do with the old cabinetry. Designers often have to pay for the work in rooms themselves, so cabinet replacement is not only expensive, but it can’t be easily removed when the showhouse closes.
In this bathroom, Michelle Nussbaumer did a great job of simply painting the cabinets black and adding really nice decorative hardware.

If budget allows, create a dramatic curtained entryway to rooms.

While the guest bathroom has a full tub and shower, it also serves as their powder room. Located between their home offices, it’s used daily while they work from home in their home offices. They wanted to update it when we completed the remainder of the complete home remodel.

They expressed the room felt like a cave because of the dark walls and heavy shower treatment.
Everything in this bath was dated from the tile to the cabinet and vanity light. A key design challenge we had to work around was the absence of any natural light. This guest bath did not have any windows. Visually, our goal was to ensure that our design decisions lightened the space. The floating vanity was too large for space and intruded on the doorway. A full aesthetic powder room makeover was necessary to achieve the clients’ bright and airy new modern home renovation.

The sink cabinet holding the powder room basin was intrusive. We gave the clients several choices for powder room basin ideas. Wait until you see what they chose.
1. Change The Sink Vanity Cabinet To A Pedestal Sink. | New Powder Room Vanity Ideas
We designed the room to appear more open by replacing the dated vanity sink with an elegant, airy pedestal sink. We then updated the faucet to contemporary polished chrome and the vanity light to a transitional, chrome vanity light. The neutral porcelain geometric patterned tile floor tied in the grey tile shower banding and carried the white across the room to brighten the space.
2. Powder Room Wallpaper Ideas & Dark Textured Paint Be Gone!
We knew the biggest impact would be to change the color scheme of the room from the brown, tan, red, and gold.
We decided on white, light grey, and teal to brighten the space and add a cool color tone. We designed various rooms throughout the client’s house with shades of teal in varying applications, so by adding teal to this small bathroom vanities made for a seamless transition throughout the house. We added a teal wallpaper with textured white dots that are reminiscent of strands of pearls.

We paired a timeless white subway tile with a contemporary grey fish scale tile banding to update the clients’ shower. The white subway tile really helped lighten the space and make it appear much larger. We raised the overall height of the shower tile to draw the eye upward and again, making the bath appear more spacious.

4. Change Plumbing Fixtures To New Moen Shower Plumbing & Sink Faucets
The custom shower treatment is done in ivory, embroidered fabric with horizontal teal banding. Keeping the shower treatment in a light tone, the embroidered fabric kept the room visually calm and nicely complimented the patterned wallpaper.

7. Small Powder Room Ideas With Pedestal Sink
By replacing the sink cabinet with a pedestal sink, we opened up the bathroom visually and practically. The clients did not need the extra storage often required from a large sink cabinet. Functionally, the sink was too close to the toilet, too close to the door frame, and felt forced into the small powder room.

For the past couple of weeks, I’ve written interior design blogs about my clients, Mr. & Mrs. Ivey. They are a fun Dallas couple with incredible energy and style. They wanted their Dallas area home to match their common personalities and their personalities when it came to each of their home offices. Mr. Ivey wanted an industrial meets cozy home office.
Mr. Ivey wanted us to lighten up his office and make it more functional. Although architecturally beautiful, the primary design challenge of this project was the vast amount of woodwork in the room. The paneling and lines were fantastic, but it makes the room dark.
The bronze chandelier disappeared against the wood paneling. Instead of drawing the eye upward toward the beauty of the vaulted ceiling, the chandelier was an understatement.
The cornices and panels were dated and took away from the beauty of the turreted windows. The desk with wrought iron, scrollwork legs felt imposing in the space, and the tan and brown rug did not fit the room properly.
Hello, industrial meet comfortable cozy. Now, Mr. Ivey’s home office features a wood and iron A-frame desk, grey leather chairs, plush kidney pillows, and a light grey abstract ottoman. The grey motorized roman shades and neutral, round Greek key-patterned area rug add depth and visual interest against the dark wood floor and oak-paneled walls.
Next, we replaced the bronze iron chandelier with a contemporary silver leaf chandelier. The openness of this chandelier draws the eye upward to highlight the beautiful architectural details of the room. The modern chandelier is like a hanging artistic sculpture that immediately modernizes the once dark home office.
About The Interior Design Plan For His Home Office Ideas
Our interior design plan included solutions first to lighten the color scheme to incorporated cool tones to balance out the warmth of the wood panels. We removed the dark cornices and panels and replaced them with light grey motorized shades. The motorized roman shades have a natural woven appearance to enhance the natural elements. By adding the motorized option, Mr. Ivey can easily open and close the window treatments on calls with the touch of a button by remote. The clerestory windows were left unadorned for aesthetics and optimal light.
Since the client often works from home, so we wanted to ensure his workspace was updated to function for his needs. We chose a wooden A-frame desk with hidden drawers. The clean lines and hidden desk drawers helped visually modernize the traditional architecture and woodwork and trims.

Next, we added a sitting area by the windows. We chose an eight-foot round rug with a white and grey Greek key pattern to provide a strong contrast from the wooden floors. The light tones in this rug brightened the room and provided the eye with a great visual distinction between the wood floors and the wood-paneled walls.

We added two grey leather chairs and nesting tables for the client’s coworkers to use during informal business meetings. The round ottoman is comfortable putting your feet up or can be used to hold a cocktail or coffee tray. The round shape mirrors the shape of the turret’s nook. The sitting area is so inviting that even the client’s pet loves the chairs.

8 Pet-Friendly Modern Two-Story Family Room Ideas 2020
Before this transitional family room, complete with a new custom taupe leather sectional with a pet-friendly cuddler and elegant two-story geometric stationary panels, there was a lot of interior design planning. 1/ Floor Plan & Furniture Layout.
When our clients saw the design plans are shown in the floor plan and 3D renderings, which look like photos to showcase our family room ideas, we knew they were going to fall in love with their home again, and they did! Before we begin any project, we first take measurements and present a floor plan with furniture along with 3-D visual renderings, which show all of the furniture, rugs, art, and some of the accessories in place.

2/ Choose Color Palettes & Paint Colors.
Next, we chose the color scheme for the entire home makeover. The first-floor main color scheme was a bluish-green spa-like teal with violet and white. Chrome and silver metallics were the chosen metal tones. These modern colors would be a far cry from the former heavy browns, burgundy, and gold colors, which made the house feel dark and dreary. The clients wanted to switch to cooler toned colors, so we decided on teals and blue-greens with a soft grey neutral.
Paint color selection is critical to get right the first time. Paint is costly, but labor is even more expensive. You’d be surprised how many homes we work in after clients try to choose their colors or when they hire inexperienced or unprofessional Dallas interior decorators or interior designers. Before starting your project, I highly recommend consulting with a professional interior design firm.
3/ Select Pet-Friendly Furniture For Your Fur Friends.
The client’s previous furniture arrangement was very not functional or intimate for their daily use. They used their chair and a half with the ottoman more than their sofa. For the new room design, we selected a pet-friendly taupe leather sectional with a left-facing cuddler. This cuddler gave them an ideal spot to curl up with Abby, their fur daughter, aka. dog. Fun geometric spa-green armchairs provide the perfect sitting nook by the two-story bay window.
We used a grey acacia wood console table with acrylic legs; this made the piece feel very light and airy in the space. We also chose a round cocktail with an iron base and white stone top. The side tables with polished white tops and steel bases for around the sectional eliminated the worry of drink rings and coasters.
How Big Should The Area Rug Be In Family Room?
4/ Select Rugs That Fit Your Lifestyle.
An area rug should fill the rectangular space in a room. Typically furniture is placed in a rectangular pattern within a family room, so get the largest rug that will fill the rectangular void in the family room.
In this family room, the clients” previous rug was not sized correctly for the room; so when we added the larger area rug, it instantly made the room appear larger. The wool contemporary abstract area rug encompasses the entire color scheme and provides excellent contrast against the wood floors.

5/ Custom Window Treatment Fabric & Fabrication.
We designed the new stationary panels to start right below the ceiling and used a continuous rod instead of medallions, gave the window treatments a cleaner and more transitional look. We used a geometric pattern with grey and spa green embroidery on a neutral background.
The geometric fabric scale was large, and verticality accented the windows framed with custom window treatment panels to draw the eye upward in the room. For privacy on the two-story bay windows, we used cordless blinds.
For privacy on the small window and French door, we used white linen cordless roman shades with teal Greek key banding.

How To Decorate a Tall Wall In a Family Room?
6/ Lighting Should Function For Your Lifestyle.
What type of lighting do you need for your lifestyle?
When working with clients, my interior designers and I always ask about our client’s lifestyle. While we all have visions, the best testimonials and thank yous from our clients often come months later when they’ve had an opportunity to use and enjoy their homes.
Do you need reading lamps?
For this family room makeover, we used an arched nickel floor lamp in between the two chairs to serve as a reading lamp for fighting selections.
Do you use your ceiling fan?
Most of our granite interiors dallas clients tend to use their ceiling fans, so we updated the ceiling fan with a larger modern weather blade ceiling fan with a downlight for overhead lighting when they need it.
Always balance the light.
While the two-story windows allow natural light to pour in the family room during daylight hours, we needed to balance the room’s light. Next to the sofa on the end table, we added an artistic ceramic bowl table lamp with an acrylic base. This lamp balances the light and is used for reading.

7/ Accessorize For Function.
We finished the space off with accessories and wall décor, such as acacia wood art and blue-green ceramic bowls, and contemporary painting. Too many accessories can make a room feel junky and not functional. Before purchasing accessories, think about function and form in one piece that can serve your daily needs.

Where to put the TV in a family room with a fireplace?
First, you must consider or add the electrical placements and cable’s in television’s viewing area. Then consider the seating in those areas. While some rooms allow for plasma televisions to hang above the mantle or fireplace, others may not be suitable. In all cases, consider your electrical, cable, and display hanging solutions for the television first.
In this custom built home, the television outlets were on the right side of the fireplace and mantle. To take advantage of existing electrical cables, we chose to leave them in place and hang the television on the wall. In some cases where budgets allow, you could frame the television or conceal the television in a closed decorative cabinet. Most decorative plasma cabinets or frames must be custom built to ensure proper ventilation.

The Kitchen Renovation Interior Design Plan & Kitchen Remodeling Ideas
When we had our first design meeting with them, they knew from our 3D design plan renderings that they were going to fall in love with their home again, and they did! Our first step for all the rooms was to have our starting point. The color schemes that we decided to set the entire tone for the home were a spalike bluish teal, violet, and white. We also wanted to use silver-toned metal hues because they could not dream of even going back to gold.
The design intent was to create a bright and airy kitchen through the furnishings and color scheme. Our selections were a mix of transitional and contemporary in style and fit within the teal, violet, white and grey color scheme. We used washed grays as a wood finish to give the room warmth and blend with the warm tones of the wood floor.

Our first step in the selection process was to find the right countertop. We ultimately chose White River granite, a blend of white, warm grey, and light purple. Flowing and movement, Dee transitioned the former deep-toned counters to a new white river granite countertop with a timeless gray & white marble basketweave backsplash. Using the existing stainless-steel appliances kept the client on a budget.

Tile Backsplash Designs | Dark To Light Kitchen Before and After
Next, we presented numerous samples of the backsplash to our clients. All of the tiles were neutral in color but had various designs. We selected a timeless basketweave in white and marble grey. The tile design added the perfect amount of pattern without overpowering the space. The geometric design gave the kitchen a transitional feel, and the marble added great visual interest and warmth. We chose a complementary white and grey marble tile for the decorative backsplash panel by the gas range.
The cabinets were previously stained, which made the kitchen feel very heavy and dark. We chose to paint the cabinets in a white to brighten the space, and we combined it with a light grey on the hood, stove cabinet, and island to provide contrast. The teal paint on the cabinet walls served as a focal point and provided great contrast against the white cabinets.
Redesign The Kitchen Island
This kitchen had an extremely functional layout, so we knew that we could achieve the clients’ vision of brightening the space without changing the room’s actual bones. We did, however, redesign the overall shape of the island countertop. We kept the decorative corbels but removed the curved side and square protrusions
The result was a clean-lined rectangular island that made the kitchen feel more transitional and updated! Swivel stools with a teal cut velvet back are one of the focal points of the room. The teal velvet strongly contrasted the white granite counters and gray island cabinets.

A rustic round wood table with an iron basket base fit the kitchen nook perfectly, and its round shape softened the massive amounts of linear elements throughout the kitchen. Unique grey, textured rope chairs with distressed wood provided the client with an intimate place to chat and dine.

With accessories and wall decor, color balances the entire house. Teal and purple agate wall décor, teal vases, and a large purple Italian glass bowl as the table centerpiece modernize the kitchen. A show-stopping dark teal-green credenza along the far wall gave the client plenty of storage and allowed a surface for accessories.
The color was carried throughout the room from the stationary geometric teal panels to the Greek key banding on the kitchen’s valance. A contemporary black and nickel chandelier with coordinating islands pendants made the space feel airy and light.

We carried the iron from the table base to various pieces around this credenza- a petrified wood sculpture with an iron base, iron hands with a greenery filler, and a funky round mirror with an iron rod frame.

Color Palette Selection, Interior Design & Home Decorating Challenges
Our first step for all the rooms was to choose the entire color palette and style for the whole home renovation. Fortunately, for this Dallas home remodel, we were starting from scratch.
The previous moldings and trims were an ivory tone that was too yellow. Plus, it had further yellowed through the years. We were also changing our furniture to a more transitional feel to make everything feel clean and not bulky.
The color schemes were endless because we were remodeling the entire home. Sometimes when renovating or redecorating a room at a time, we must focus on blending and balancing color palettes.
In this home, based on the client’s likes and dislikes of other interior design project photos, we presented the color palette of light teal blues mixed with blues, greens, violet, and white. Silver as our primary metal hue because we could not imagine taking the client back to deep dark tones of black, gunmetal, or traditional gold.

AFTER | The Modern Chic Dining Room Renovation
This transitional violet and grey dining room is sophisticated, bright, and airy! The room features a geometric, violet wallpaper paired with neutral, transitional furnishings. The dining room was a pivotal point that would set the tone of the home. Besides the foyer, it was the first room that you would see when you came to the house.
1. Chose a Mid-Century Modern Wallpaper or Art Deco Style Wallcovering.

2. Choose a Properly Sized Traditional Rug or Flooring.
We pulled everything together with a traditional square rug in light neutral colors. Oversized wall-to-wall rugs that are always imperative to achieve a luxurious feel. Undersized rugs often make a space look small, and the furnishings can look cheap.

3. Select Mid Century Modern Chairs Styles For Clean & Classic Luxurious Looks.
When deciding on furniture styles for a mid-century modern or minimalistic interior design project, we choose clean, classic curves that are comfortable yet sophisticated.
How To Select Modern Dining Room Sets & Modern Classic Dining Room Furniture?
First, measure your room, then leave yourself at least three feet around the table to easily be able to pull dining chairs away from the table.
Then, ensure the modern dining chairs will function with the table. For instance, if a table has legs, specific chair widths may not fit between the leg openings.
The chair height and table height are critical to ensure the chairs will be a comfortable eating height for the table’s height. Cushion and seat giveaway must be considered to ensure you won’t be eating with your chin on the table. To me, there’s nothing more uncomfortable than sitting down for dinner with the chair seat too high or too low for the table. If the chair height is too high, your legs may touch the tabletop from the underside, which picks garments.
4. Mid-Century Modern Furniture Selections For This Art Deco Dining Room
With almost a square floor plan for this Art Deco dining room, a round table would be perfect for entertaining and a more intimate feel. All the furniture was a lighter wood tone and fabric to contrast with the richness of the wallpaper. We chose a round heather grey finished dining table surrounded by neutral, mid-century modern upholstered curved chairs for an intimate setting.

5. The Simple White Linen Custom Window Treatments Are Classics.
The natural linen window treatments filter sunlight for the glistening sheen on the silk & wool hand-knotted rug. We kept the window treatments in light tone linen with a Greek key designed banding to add sophistication and detail.

6. Good Dining Room Lighting Ideas
Lighting is essential to balance the mood of any room, especially a dining room. Consider using multiple forms of lighting, such as chandeliers, to illuminate the dining table. Use scones for the buffet area. Some people prefer lamps on buffets. Lamps can be used as a last resort, but keep in mind- they take up valuable serving space. Depending on the trim or molding in your dining room, molding illumination options such as dimmable LED tape lighting could be an option. Dimmers are essential when lighting a dining room and other rooms in your home.
A modern crystal chandelier and sconces dim for the perfect luncheon or dinner party. The chandelier is modern crystal tubes held by a chrome base.

7. Mid Century Abstract Art Is Timeless.
Choosing the right artwork is as essential as the furniture. Art selections should be exciting yet balance your dining room’s design.
We finished off the room with beautiful artwork in neutral tones and silver frames. With the wallpaper being the room’s main color design, we did not want the artwork to detract from that.

8. Simple Mid Century Modern Style Accessories, Candlesticks, Glassware Are Nice Touches For Any Dining Room.
An easy way to modernize any dining room is through new modern design style accessories.
With simple, understated shiny mirror-finished chrome candlesticks for the centerpiece, we provided different ambiance for dinner guests and avoided an obstructional centerpiece. Fauz fresh flowers on the console with gorgeous barware filled decanters make this dining room functional. Ready for guests at all times, this dining room is open and airy, one that you could sit in for hours after dinner, chatting with friends and family!

9. Mid Century Modern Dining Room Consoles Make The Perfect Bar.
Speaking of the buffet and barware, Mrs. Ivey and her family did not need a full buffet for storage. Selecting an artistic decorative console saved her a few dollars and provided a practical place used for serving. To keep the proper distance between the table and chairs, our console selections were narrow both in style and the number of choices. The deep tone gray console, which was tight at 12″ and was perfect for drinks.
10. Custom Iron Grate Window Coverings Replacement For Traditional Window Treatments
Geometrical iron grates were custom designed for the small, square upper windows. While most interior designers would have probably repeated the top treatment, we decided to custom manufacturer sculptural elements that would blend beautifully with the wallpaper design and provide a sense of privacy from the neighbor’s brick wall.

Yes, this the bathroom remodel I’ve promised you. I posted the super large master bedroom renovation awhile back, and I almost forgot to post the rest of the master suite. Forgive me, please. It’s been crazy busy here in our interior design studio. Yes, this is the same one in Luxe Magazine, so one of the images may look familiar.
The romantic, curved freestanding bathtub is nested by a large, frosted glass picture window for privacy. The abundance of natural light was our biggest gift in this small master bathroom remodel. Almost everything else had to be replaced, including the built-in vanity towers to add height and vast functional storage space.
Throughout this post, you’ll read through the critical steps my Dallas interior designers and contractors made a very happy couple.
BEFORE | SPA LIKE MASTER BATHROOM REMODEL
Part of a master bedroom remodel, this master bath was in desperate need of an update. Since it was built in the 1980s, the entire bathroom did not have the space or functionality that our clients desired. They wanted more square-footage in the floor plan and more practical storage space as well. In addition to the lack of functionality in the master bathroom vanities and closets, the couple wanted the bathroom to feel brighter and airier. The tile was dated, and the built-in tub felt heavy in the already tight space. The original shower was constrictive and needed additional space to create the desired luxurious spa sensation.

1. Created The 3-D Master Bathroom Remodeling Space Plan.
To show our interior design clients our plans and ideas, we first take all critical interior and sometimes measurements. We layout space and work out the details to give the client’s options for their existing floor plan and sometimes new floor plans if we know they’re okay with a space reconfiguration.
For this master bathroom remodel, we stole 3 feet of space from the master bedroom.
2. Remove The Built-In Closets On the Right & Opted To Square The Water Closet Wall In the Master Bathroom.
To provide a larger shower and gain a larger freestanding bathtub, we used 3 feet of the master bedroom wall. Overall, the master suite’s footprint was poorly laid out, leaving a huge entryway and almost too much space in the bedroom area.
3. Changed Out The Master Bathroom Frosted Glass Picture Window To A Modern Crackled Glass Double Window.
The frosted glass picture window felt old and dated. We wanted to allow more light in with a clearer glass, so we opted for a crackled glass. A double window gave more structure to the wall and gave us wall space between them to balance the tile, so they light without feeling like you’re in a frosted fishbowl.

4. Custom Tile & Countertop Selections Should Be Neutral & Cohesive.
Often, the tile selection of a master bathroom remodeling project is the most crucial. Tile and countertop materials are expensive, and the labor to fabricate and install are typically equally as valuable. Balancing the tones, grains, and textures to maintain a serene spa-like look must be done with a critical eye and years of experience. Then select the pattern, the tile is laid, and the direction the granite or marble or fabricated stones are manufactured is equally as critical.
In this master bathroom renovation, we used a natural neutral porcelain tile on the walls, floor, and soffit.
5. Angle The Shower & Use Frameless Glass Shower Doors and Shower Surrounds.
To make the walk in shower less obtrusive, we angled the corner and used frameless glass walls with chrome hinges. While we had no gold or other metallics in the master bathroom, we chose to stick with all white metals to avoid visual distractions.
6. Use Pattern Tile Sparingly To Create Spa Like Bathrooms.
Unless you’re a person who loves many patterns and mixing patterns, I advise you consider using practices in focal areas or wherever you would typically place a rug pattern in your home. This master bathroom remodels no different. Notice how we used an octagonal mixed white and gray tone pattern as if it were a rug on the shower floor and the shower shelf.
Don’t get me wrong, I love mixing patterns and a lot of patterns, but we find most Dallas interior design firms homeowners like cleaner more modern home designs.
7. Run The Bathroom Tile On The Entire Wall Including Soffits.
While budgets are always tight on home renovation projects, we always recommend tile go as high as possible. The higher we go with the tile installation, the taller the room will appear. Cutting the tile short on a wall can make a room’s ceilings appear much quicker. Take advantage of your height and protect your walls from mold and mildew too.
7. Replace Built-In Bathtub With a Free Standing Bathtub.
The built-in tub was too heavy for the room’s vision, so we replaced it with a beautiful freestanding tub. This gave the room added elegance and airiness. Besides, we replaced the windows with a beautiful frosted glass to provide light and privacy simultaneously.
The romantic, curved freestanding bathtub is nested by a large, frosted glass picture window for privacy that allows the natural light to flood the bathroom. Ladies, you know how important natural light is 🙂
8. Remove Closets & Replace With Custom Bathroom Cabinets.
To provide better storage solutions, we designed custom built-in cabinets. Closets and built-in walls and doors are often as costly as custom cabinetry when remodeling your home. A doored closet requires about 4 inches of space on either side of the door; usually, this space is wasted or dark. Sometimes things even hide in that four inches to never be found again. Know what I mean?
We built-in tower cabinets around the makeup and sink vanity to prevent wasted space and provide organized storage solutions. This also gave the bath a nice vertical element to balance the other walls’ full wall tile. From built-in hampers to flip-up makeup mirrors, all mechanical organization tools are available on custom cabinets.
The swivel vanity chair features an upholstered oatmeal performance fabric with a green undertone with various silver shimmer threading.
10. Use Wall To Wall Mirrors To Visually Enlarge a Master Bathroom.
Mirrors are great ways to expand spaces visually. The reflection on reflection not only duplicates beautiful elements on the opposite side of the room, but the mirrors are functional and useful.
In this master bathroom remodeling project, we framed the wall to wall mirror with a modern carved molding to provide a finished frame to the edges.
Most often, master bathroom sink backsplashes are the counter materials or mirrors that go down the faucet wall. Mirrors can smudge and easily get undesired watermarks in between cleaning. We used a decorative basketweave tile that compliments the shower rug tile tone.
12. Choose a Restful Spa Like Wall Color, Art, & Neutral Accessories.
Like the tile selections, paint color palettes, accessories, and art are extremely critical when creating a spa-like master bathroom. If you don’t take any spa-like bathroom ideas, take away these:
A – Choose a restful paint color scheme for your bathroom walls. B – Do not over accessorize with loud colored home decor accessories that aren’t functional or are too distracting.
Those two things alone will take your beautiful spa-like bathroom from peaceful to Times Square.
13. Use Glass Doors On Water Closet Toilet Areas When Possible.
Notice how we replaced solid panels with a wavy glass for the water closet door. While privacy is important, not feeling claustrophobic when using the throne is super helpful. Each couple is different, and while some couples may not feel comfortable seeing a shadow, I prefer allowing all-natural light to come through.
14. Use Mirrors on Closet Doors.
Floor-length mirrors are critical for function, but they also visually enlarge small space without a distraction. There’s no better way to inexpensively create volume in a master bathroom and gain function that to use mirrors in place of panels on doors. Please Meet My DIY Gallery Hanging System & Gallery Wall Tips and Tricks
Here are the rules of thumb my Dallas interior design firms designers use when installing gallery walls for our clients. In case you’re wondering, we most often call in our professional art installers for the sake of time and perfection for our clients.
DIY Gallery Hanging System & Techniques | Gallery Wall Tips and Tricks
1. Find the art first.
There are several ways to create a gallery look. You can use new and vintage prints and paintings together. Flea market finds we are among my favorites. I like to find art within one color palette in various sizes or ensure that all sizes are identical. Believe it or not, this is the most critical and time-consuming step. Having one piece of art that is a little “off” draws immediate attention to the singular work of art vs. the entire wall.
2. Keep frames & matboards cohesive.
Ensuring your frames are in the same color-tone is super helpful. Spray paint can be your best friend. Matboards must be the same. Mixing various tones is okay if the space is large enough; otherwise, the gallery wall we begin to look messy. We work with our professional framers to ensure the color tones, and the art looks great in the frames with mats so that we don’t waste time on installation day.
3. Plan & layout your gallery wall installation on the floor before hanging.
When you’ve gathered your art, layout the pattern, and consider the installation on the floor. Measure both the width and height. Be sure you’ve allowed for the exact amount of space in between your frames. Confirm this measurement works with your wall and room. Take a photo of the assemblage. Hold it up as if you’re looking at the image on the wall. Is there anything you’re missing, or are colors balanced? If not, this is the most comfortable time to move them around.
4. Start with your most central art piece in the gallery wall.
Measure to find the center of the wall or focal point. Use at least an 18″ level or laser level to make life easier. Again, recheck your layout to ensure it will fit above sofas, around furniture, etc.
5. Hang frames with 1-2″ uniform spacing.
Aside from the visual colors of the art and frame tones, frame spacing uniformity is critical. I cannot stress this enough. I do not hang gallery walls for my clients simply because when installing flea market finds or mixed art, and you’ll quickly learn that all art frames are not created equally. Hanging mechanisms aren’t either.
For most art, I recommend no more than 2″ of space between the frames. More than 4″ starts to seem like to fly away art. Hanging art 1″ apart looks awesome and often appears as a wallcovering. That’s not saying that wall art arrangements from my recent home office ideas blog post like this don’t work. Each gallery wall is different. Notice this wall has insets and columns.

1. Cabin Style Mountain Bedroom Ideas | Boys Room Ideas
This client contacted us to help them with their 6-year-old and 10-year old’s bedroom and game room area. The boys did not enjoy spending time upstairs in their rooms. They did not want to sleep in their bedrooms. Our goal was to have spaces that would reflect what they liked to do but grow with them.
Their parents wanted queen-sized beds for the teen boys to grow into and not have to be changed as they were older. They wanted an uncluttered space. Since the boys are boys, we left plenty of open space and planned for roughhousing.
The 6-year-old son loves outdoor activities such as fishing and camping… Soo….you know how I love custom murals?!?! Remember my famous Houzz foyer?
For these boy’s bedrooms, I wanted something on the wall that would capture the eye the moment you walk in, something that you would make you say, “Wow!” We designed a custom outdoor themed wallpaper mural to reflect his love for the outdoors with the mountains and a lake.
The queen bed in a darker finish that gave the room a forest lodge feel. We used quilted bedding in oranges, greens, and navy blue. Balancing the accent gallery wall in green makes the room feel larger and open—the console with pull out wood totes to hold any of the boy’s books and personal items.
2. Sports Theme Boys Room Ideas.| Boys Room Ideas
The 10-year-old son loves sports – football, baseball, soccer, and basketball. His neat and clean personality wanted an organization for his belongings.
For this sports theme bedroom, I wanted something on the wall that would capture the eye the moment you walk in, something that you would make you say, “Wow!”We used a company to create a sports-themed wallpaper mural reflecting the many different sports the boy loved.
We used a lower profile queen bed in a driftwood finish to allow maximum visual for the mural.We used striped plaid bedding in gray, white, and red, pulling colors from the mural.We also utilized these colors on the walls in the rest of the room.
I used the red accent color schemes for the wall murals across from the bed and kept it clear to display artwork and sports pictures gallery style. This wall would also have a console with pull out wood totes to hold any of his books and personal items.
To keep the room from being too cluttered, I didn’t use any other furniture. We designed closets that had shelving and drawers to organize all of their clothes. We did add an end table and lamp by the bunk bed for reading at night before they go to bed. A couple of poufs give them just a little bit of seating if needed.bedroom designer

The client wanted a modern neutral feel where functional filing systems and organization were the design challenges. The back credenza with a bookshelf provides both open and closed storage. The low file cabinet and open storage shelf with two fabric storage cubes allow easy access to much-needed documents and a quick stow away to keep the office tidy.

Hello friends! Thanks for joining me here on D’KOR HOME, my interior design blog! I can’t wait to show you this major interior design challenge from a home interior decorating project here in FriscoTX. In this living room makeover, our interior design client that wanted to transform her traditional living room to a more fresh modern living room.
With a desire to ditch the dark and convert to light and bright and a more modern living room, we knew the dark-toned room had to gooooo! The client consistently voiced their need for a brighter gathering space.
The gold walls made the room feel smaller and their ornate area rug blended into the wood floors. The gold and brown color scheme made the room feel dated. It needed to be updated from the prior homeowner’s taste.

The furniture was even deep and dark. The accessories too. 🙁 The rug was very traditional and blended in with the floor’s natural red tones.
The kitchen further carried the brown tones with the banana leaf bar stools. The large black frames holding the family photos further carried the deep dark color tones.
The nice arches on the doorways gave the rooms and entries height. We liked that architectural touch.
Traditional Architectural Elements In a Modern Living Room Design
Our interior decorators and interior designers do not believe in throwing the baby out with the bathwater. We love to identify and keep the good architectural components of each of the rooms we design. When we assist clients in pre-shopping for homes with realtors, we always look for awesome architectural elements and floor plans that work with the family’s lifestyles. In this house, we liked the fireplace, flooring, trims, door casings, and hallways. Wait until you see the hallways. 🙂
We can easily transform this luxury home from dark and bland to light and grand.
Existing Custom Window Treatment Dilemma
Another challenge was designing the client’s existing custom window treatments. They had a patterned gold and grey swag with matching panels and a solid grey valance. The patterned fabric was warm in tone, but it had an undertone of grey-green that we had to ensure we blended in our new design.
Of course, we would have loved to ditch the drapes and replaced the traditional swags with something a little more modern, but sometimes budgets do not allow for custom window treatments. Keep scrolling to see how awesome the existing custom window treatments looked in the new room.

Luxury Living Room Paint Colors
One way we instantly brightened this living room was by giving it a fresh coat of paint light beige paint. To give the room a sense of light, we chose a beige paint tone with a neutral grey base to blend with the warm tones of the client’s stained built-ins. The paint immediately gave the room much needed natural light play and the custom window treatments took on a new life.
Custom Modern End Tables With White & Gold Table Lamps
To give the room more functionality we added end tables on either side of the sofa. This also allowed us surfaces for table lamps. The stacked white and gold table lamps created a low-light and instantly brightened the space. Through the added light and color, we were able to achieve the bright living room that the client always wanted.

Light Modern Rug Provides Balance of Transitional & Contemporary Interior Design Without Going Contemporary Overboard
Replacing the dated red and gold traditional rug with a lighter, white, and gray area rug immediately provides a contemporary updated look. The large pattern of the contemporary rug provides a strong contrast to the wood floor and gave us the opportunity to add more cool tones to the room.
Custom Furniture Designs by Me & My Dallas Interior Designers
We wanted the chairs to stand out as a “wow factor” in the room. The muted blue-green chevron on the outside back (scroll back up to see what I mean) is clearly visible upon entering the house via the front door & foyer area. Remember the black console that was there? If not, scroll up to see what I mean.
We chose a complementary muted blue-green soft-to-the-touch solid fabric for the front of the chairs to keep the sitting area visually calm and colorful.
Custom Grey Slipper Chairs In Kid-Friendly Performance Fabrics
Another element of the design was updating the sofa and chairs. The clean lines of the new sofa and chairs gave the living room a more structured and sophisticated feel. We designed the custom sofa and chaise in a grey performance fabric to ensure the client was able to easily clean up any potential spills. The grey performance fabric had an undertone of warm gold & green that blended beautifully with the client’s existing window treatments.
Performance fabrics are extra durable textiles that are kid-friendly and pet-friendly fabrics. They are more sustainable and allow for human errors such as wine spills, drink spills, and are even colorful candy hand clean up. When looking for new furniture, performance fabric check the box for these durability factors.
1. STAIN RESISTANT FABRICS
Performance fabrics have a moisture barrier that repels water- and oil-based stains. Liquids bead up on performance fabrics rather than absorbing quickly absorb into upholstered custom furniture such as sofas, chaise lounges, chairs, barstools, & other textiles that you use daily. Say goodbye to most, if not all stains. Have your favorite red wine or Nespresso coffee on your new custom sofas & custom chairs as long as they have performance fabrics. Lounge with comfort on a new white or light gray sofa knowing you can kiss grandma’s plastic sofa covers good-bye.
2. WEAR RESISTANCE FABRICS
Our D’KOR HOME performance fabrics are rated for extra heavy wear and stainproof per the Wyzenbeek Test or rubs per minute test.
It is a process that involves rubbing the textile repeatedly to see how many rubs per minute it takes before the fabric starts to wear out or lose texture. For heavy-duty use on living room custom furniture, Wyzenbeek-approved upholstery requires a rating of 15,000 double rubs. Most of our performance fabrics are rated for 30,000 or more rubs per minute— which is rating recommended for sofas in commercial places such as hotels, restaurants, your doctor’s office or any other commercial interior design project.
Rest assured your new custom sofa will withstand years of evening cocktail parties, mornings of coffees, or Netflix binge sessions. Fur-babies like my Leo and Beau will love you for it!

Our Dallas interior design service client wanted to keep her 2-story foyer neutral with touches of grays. There was a lot of empty wall space.Since it was a two-story foyer we wanted something dramatic to fill that wall space.With this being a transitional home, the main goal was to keep it from getting cluttered.Since the foyer currently did not have any lighting, we needed to add a chandelier and sconces.

How To Decorate A 2-Story Foyer
It’s funny. No matter how many spaces we design, two-story foyers are often among the most dramatic spaces when properly designed and decorated. Most often they require large-scaled custom art, wallcovering, a custom wall treatment, and definitely custom window treatments.
2-Story Foyer Art Ideas
My first step was to develop a design for the rounded wall on the staircase area.This was a large empty wall that would become the focal point of the two-story foyer.I used trim plaquing to frame five sections. Then, we (well, really our wall covering installer) installed textured and pattern wallpaper.
To best help our client envision the installation prior to committing to the product order and work orders, we 3-D rendered this drawing to ensure she liked the design concept.

Two Story Foyer Lighting
Light balancing a two-story foyer is critical. We used two different types of lighting – two modern silver & crystal sconces were included in our mix of wallpaper and sculpture to create the art.

I selected a chandelier that was large but not too extravagant, so as not to take away from the staircase wall. The chandelier is understated yet correctly sized for a foyer. Just in case you’re not familiar – two-story foyers require gigantic chandeliers. Any sconces must also be appropriately sized and scaled for two-story foyers. There’s nothing worse than the epic fail of the chandeliers being too small after they’re installed.

How To Choose the Best Size for a Foyer Chandelier?
Here is a guide for choosing the best size chandelier for a foyer, two-story foyer, or entryway:
A 10-foot high foyerchandelier should be 20 to 30 inches in height.
A two-story foyer with a 16-foot high ceiling (two–story) needs a large chandelier that is at least 32 to 48 inches in height.
A two-story foyer or entry chandelier should never hang closer than 7.5 feet from the ground. It should never hang more than 11 feet from the ground otherwise it will feel too small.
After the wallcovering was dry, we added multiple beautiful metal wall sculptures and sconces to help fill in the sections and give dimension to the wall.

Floor to ceiling window treatments gives two-story foyers their well-deserved dramatic entry. In this custom-built Dallas home, we installed custom window treatments on both sides of the foyer.

By installing custom window treatment we visually balanced color and softened the visual tone of the foyer. We selected a beautiful gray faux silk fabric with a simple box pleat for these custom window treatments. To further balance the foyer’s tones and style, we hung the custom window treatments on large-scaled square chrome exposed rods with crystal finials, adding a touch of elegance.
Aside from the visual aesthetics of window treatments, they function as sound panels as they absorb sounds that may otherwise travel throughout the house.

According to Sue Wadden, Sherwin-Williams’ director of color marketing, the shade is simultaneously luxurious and versatile and would enhance a formal dining room as much as a zen yoga studio. Wadden calls the blue a “new neutral,” suggesting that tones outside of the typical white, gray, or beige can be used to a similarly soothing effect. A desk doesn’t have to be “office furniture.” Functional workspaces are critical when considering your home office ideas. A desk can be a counter surface, wood, or anything smooth for a writable surface.

Please Meet My DIY Gallery Hanging System & Gallery Wall Tips and Tricks
Here are the rules of thumb my Dallas interior design firm interior designers use when installing gallery walls for our clients. Just in case you’re wondering, we most often call in our professional art installers for the sake of time and perfection for our clients.
DIY Gallery Hanging System & Techniques | Gallery Wall Tips and Tricks
1. Find the art first.
There are several ways to create a gallery look. You can use new and vintage prints and paintings together. Flea market finds are among my favorites. I like to find art within one color palette in various sizes or ensure that all of the sizes are identical. Believe it or not, this is the most critical and time-consuming step. Having one piece of art that is a little “off” draws immediate attention to the singular piece of art vs. the entire wall.
2. Keep frames & matboards cohesive.
Ensuring your frames are in the same color-tone is super helpful. Spray paint can be your best friend. Matboards must be the same. Mixing various tones is okay if the space is large enough, otherwise the gallery wall we begin to look messy. We work with our professional framers to ensure the color tones and the art looks great in the frames with mats so that we don’t waste time on installation day.
3. Plan & layout your gallery wall installation on the floor before hanging.
When you’ve gathered your art, layout the pattern you’re considering for the installation on the floor. Measure both the width and height. Be sure you’ve allowed for the exact amount of space in between your frames. Confirm this measurement works with your wall and space. Take a photo of the assemblage. Hold it up as if you’re looking at the photo on the wall. Is there anything you’re missing or are colors balanced? If not, this is the easiest time to move them around.
4. Start with your most central art piece in the gallery wall.
Measure to find the center of the wall or focal point. Use at least an 18″ level or laser level to make life easier. Again, recheck your layout to ensure it will fit above sofas, around furniture, etc.
5. Hang frames with 1-2″ uniform spacing.
Aside from the visual colors of the art and frame tones, frame spacing uniformity is critical. I cannot stress this enough. I do not hang gallery walls for my clients simply because when installing flea market finds or mixed art, you’ll quickly learn that all art frames are not created equally. Hanging mechanisms aren’t either. For most art, I recommend no more than 2″ of space between the frames. More than 4″ starts to seem like fly away art. Hanging art 1″ apart looks awesome and ofter appears as a wallcovering. That’s not saying that wall art arrangements from my recent home office ideas blog post like this don’t work. Each gallery wall is different. Notice this wall has insets and columns.

ZigZag Patterns & Home Decor From Luxury Interior Design Dallas
When designing homes for our Dallas interior design clients, some want solid tones; others prefer patterned wall coverings and textured finishes. A new trend is zig-zag patterns. While working with a modern interior design client for a home renovation project, the zig-zag pattern questions came up. Can we use a zig-zag patterned tile? A zig-zag patterned backsplash? There are all different types of zig-zags patterns and millions of zig-zagged things! I’ve used tons of zig-zag fabrics and textiles in my interior decorator Dallas design projects.
I crocheted a blue and white zig-zag quilt back in the 80s. Of course, we’ve used zig-zagged patterns, chevron patterns, and herringbone patterns for years. I had to know.
What are the different types of zig-zags patterns?

What are the other names for Zig-Zag Patterns?
There are slight differences in the meanings of zig-zag patterns vs. herringbone patterns vs. chevron patterns. Before presenting my fascinating findings when researching zig-zag trends, I’ll let Webster’s dictionary do the work for this part.

Definition of zig-zag:one of a series of short sharp turns, angles, or alterations in a course also: something having the form or character of such a series
Definition of herringbone:a pattern made up of rows of parallel lines which in any two adjacent rows slope in opposite directionsSome call zig-zag patterns “chevron” patterns. Others call them “Flamestich.” While Zig-zag patterns have been around for centuries and better known as “herringbone.”Throughout this post, I’ll share how Italian brand Missoni, the high-end Italian fashion house based in Varese, led the zig-zag pattern trend in interior design.
Meet Mrs. Missoni Turned ZigZag Patterns Into A Multi-Million Dollar Global Fashion & Home Decor Empire
Mrs. Missoni first started with what’s considered a “flame stitch” zig-zag pattern. Look at the sofa behind the image below to see what I mean by “Flame Stitch.” Flame stitching typically has high and low peaks in the pattern combined with multiple colors.

Design Milk dubbed this crochet bedroom a “playful landscape by Italian artist Alessandra Roveda.” I must agree. For those who enjoy crocheting as a hobby, can you even imagine crocheting all of this? Every inch of the chandelier, art, bed, mirror frames and even the nightstand is crocheted. Oh! And then there are the zig-zag patterned bedspreads! Notice there are many bedspreads.
While nothing can take the place of handmade crocheted home decor or a first baby’s outfit, or a fashionable cape, Missoni’s got the second-best to crochet in their zig-zag weaved patterns. From robes, bath towels, fabrics, furniture, and other textiles, no amount of zig-zags is too much.

What Is The History of Zig-Zag, Chevron, and Herringbone Patterns?
While Missoni is not solely responsible for zig-zagged patterns, they deserve credit for the colorful variations of zig-zags. Herringbone patterns have been around for hundreds, if not thousands of years. Roman road paving systems used a herringbone pattern to create extremely durable and stable thoroughfares. Egyptian jewelry contained herringbone weaves. The Italians seem to earn the credit for herringbone patterns, so we’ll let the talented Italians take all of the credit for what you’ll see below – today’s Zig-zag patterns in much of our home decor.

Updating and repurposing treasured heirlooms and other furnishings is a common theme in the Dee Frazier Interiors design process. Typically, with most Del Webb homes, we start by identifying family heirlooms and keepsakes. Many interior designers want to sell homeowner’s new furniture or not work with them at all. How To Design Outdoor Spaces To Best Suit Lifestyle & Regional Weather Especially In The Dallas TX or DFW Metro Area
Before considering an investment in your loggia or patio furnishings, there are a series of questions every homeowner, especially Dallas, TX homeowners, needs to consider before taking the plunge. Dallas can have four types of weather in one day! Wind, rain, snow, and heat are all considerations in DFW. Your region may be the same.
After stepping in on a project where the homeowner hired another designer and her outdoor kitchen contractor – it was all going wrong! No one has taken the weather or surfacing into consideration. I’m a positive person; therefore, I won’t spend time telling you what all they had done wrong. I’m simply going to tell you how to fix your pool & patio design ideas plan of attack moving forward.
Below you will find questions your design professional should be asking every homeowner. Whether you choose to work with an interior designer, exterior designer, landscape architect, home remodeler, or builder, before spending a dollar, they should ask you the vital questions below. Hiring someone to build an outdoor kitchen or source patio furniture and outdoor seating is critical because most of the outdoor patio furniture is garbage, yet it’s expensive.
In the case of my recent design client, the prior interior designer had NOT even asked the homeowner about their lifestyle before spouting off HER design ideas. {My personal pet peeve with some interior designers.} To avoid embarrassment for THAT and all interior designers in DFW, I will use one of my past exterior loggia design projects to walk you through the proper questions and how to ensure you’re getting outdoor pool & patio design ideas you want to live with for LIFE.

Carrying the cool blues outside to the pool area was a natural fit. To give our “opposites attract” homeowners a virtual walkthrough of the space before continuing color, placement, and product selections, we created a comprehensive design using 3D rendering technology.

1. Select a qualified exterior designer or landscape architect for your pool or patio design ideas.
Make sure your interior designer understands landscape architecture and exterior products. Otherwise, it could be like flushing your hard-earned money down the drain. Ask for references or links to their most recent work’s interior design blog posts. Call their previous clients to ask specifics about their work and product selections.
2. Select flooring surfaces that are heat and water-resistant.
As interior designers, we love to use beautiful tiles. All tiles or concrete surfaces around a pool or patio should be heat and water-resistant.
3. Surfaces should be prepared and leveled before installing flooring or tile.
Believe it or not, we often see contractors and builders skimping on products such as levelers. Flooring leveling is imperative; otherwise, tiles crack and cause decks and patios to look old and need repairs long before their time.
Builders and contractors often get away with leveling because homeowners may not realize these issues until much later after it’s too late or the project is out of warranty; that’s if there’s a warranty at all.
4. The outdoor surfacing and patio furniture scale need to be bigger than you think.
See how small the tile is under the large gigantic concrete tiles below. The size of the concrete tiles is four times the size of the small thin porcelain tiles previously selected by THAT other uneducated interior designer and her contractor.

5. What should you use for outdoor screens or patio protection? Motorized smart home screens, traditional screens, or screened doors?
See where the red tape is? Everything goes into consideration with patio design ideas. In this case, motorized smart home screens are built into the home’s structure columns. There are numerous ways to screen a patio or loggia. When applicable and budget allows, the motorized smart home screens are the best bang for the buck.
6. 3-D Renderings of Pool & Patio Design Ideas by designers or landscape architects are always a good idea.
When working with a designer or landscape architect, I highly recommend that clients pay a little extra for designers and landscape architects that supply you with an excellent visual rendering of the outdoor pool or patio design ideas. Renderings can easily allow you to see what their patio design ideas will look like before the first construction dollar is spent.

Whether it’s an indoor or outdoor space, a series of questions is necessary to understand how you will use outdoor rooms or outdoor areas at home.
Here is my list of questions to ask when meeting with a Dallas homeowner. Keep in mind, if you’re not in Dallas, there are many other considerations, with the climate being a biggy that should be considered for your area.
7. How will you use your pool, patio, or backyard space?
Will you entertain family and friends on weekends, or will you take a seat outdoors to browse through your emails and social media each morning? Or is this a seasonal space (ex winter, spring, summer, or fall) only space? These factors determine if you’ll need cushion storage, furniture covers, and whether or not leaving exterior furnishings exposed at all times is a good idea or not.
8. How often will you use the outdoor loggia or patio?
Daily, weekly, monthly, seasonal, or only for special occasions? If so, how many special events do you host each year? Furniture use and comfortability are keys to creating patio design ideas that suit your lifestyle.
9. How will you maintain the loggia or patio furniture?
Will you maintain your loggia, patio, or pool area, or will you hire someone to do it for you?
More elements such as weather and types of materials aren’t changed out like a throw pillow. Most outdoor furniture is equally as costly as interior furnishings, yet it’s exposed to elements. In Texas, we have to think to make the selections for their interiors or sometimes loggias, and then we let the patio. Maintenance and care for outdoor furniture are more critical than indoor furniture, which must go on someone’s TODO list.

10. Will you entertain in each of your outdoor areas?
If so, how do you envision entertaining guests? For instance, should we plan on refrigeration, wine chillers, a bar, grill, wood fire pizza oven, or will you be ordering in Dominos? Do you want areas separated but harmonious, or do you prefer complete separation so that kids and adults can organically separate themselves?

As most of us in America are now “sheltering in place,” I wanted to share a few inspirational kitchen ideas with you. From modern kitchens to Texas traditional, you’ll find some of our favorite kitchen design ideas in the photos below.

1. Buttery yellow kitchen walls with blue & white accessories.
2. Change your tumbled stone or beige backsplash to modern hues of gray.
Compliment with a black stained walnut island, the cream glazed kitchen cabinets are typically paired with tumbled marble, aka tumbled stone. When our California clients moved to Dallas, TX, we wanted them to feel right here in Texas. With a punch of kelly green velvet on the bar stools, we kept resale in mind while doing my favorite – bringing the outdoors in! The gray tile immediately modernized the glazed cabinets.
3. Use Hunter Douglas Silhouette shades for privacy.
They keep things simple and neutral works for almost any size kitchen, especially when your kitchen windows peer into your neighbor’s living room. When window treatment fabrics can be a distraction, instead of adding too many different colors, add textures – use sheer like materials such as Hunter Douglas Silhouette shades.

4. Add a nice fruit bowl filled with fresh fruits.
The smaller your kitchen footprint, the more monotone the kitchen design ideas are what works best. Adding color on the walls, a different color for the cabinetry, and a different fabric color for the window treatments can be a visual nightmare. Color is often best added with a beautiful fruit bowl filled with fresh fruits.
Add an excellent runner at the sink area. Adding a pattern or color on the backsplash is always a good idea if resale is not a concern.
In this Del Webb retirement resident’s kitchen, we added simple accessories for pops of color with accessories our client already owned. You, too, may have home decor that can be around.

5. Give the kitchen height with window treatments & accessories.
If your kitchen sink window has a foot or more above it, adding a window treatment as high as the crown molding is always a good idea! A beautiful faux roman shade is a great place to use more expensive printed designer fabrics. The Roman shade can also hide the Hunter Douglas Silhouette shade header so that the shadow completely disappears for a fully transparent window.
Add accessories above the kitchen cabinets only when you’ve got a lot of space above the kitchen cabinets.

6. How to determine the right size bar stools for a kitchen counter or island?
There’s nothing worse than ordering the wrong sized barstools for a kitchen island or counter area. Typically there are two different sizes of barstools. More often than not, I find that people do not order the correct sized barstools for their bars or counters.
While every kitchen is different, every counter thickness and every barstool is different, a good rule of thumb for getting the correct sized barstool is semi-easy.
If your countertops are sink height, you will need counter height bar stools. If your counter height is comfortable standing as if you are at a bar, you will need bar height stools.
7. Order paneled appliances to match your cabinetry.
I’ll use this kitchen as an example for my paneled appliances recommendation, but please note: put on your imagination cap. Okay, now that your imagination cap is on – look at the kitchen fridge, imagine if it were stainless like an oven. The kitchen would feel weighty and substantial vs. the fridge is blending in.
Another consideration to take if you’re designing an all-white kitchen is to order all white appliances. If the client’s budget had been no option, and if it had been on the market at the time, I may have recommended a white Kitchen Aid dual oven, a white microwave and I would have taken the backsplash above the cabinetry on both sides of the kitchen cabinetry to give the kitchen a sense of more height.
If cabinets had been replaced, I might have also considered ordering taller cabinets with glass doors at the top.
8. Take your kitchen cabinets & window treatments as high as possible to increase visual space.
As I said in #7, I highly recommend taking your kitchen cabinets to the ceiling with beautiful fat crown molding to cap them off.
As for your window treatments, hang them just below the molding to create the room’s maximum visual height.
Fortunately, my interior design clients in Dallas, TX, receive the best custom window treatments and custom kitchen cabinets. We make both custom window treatments and custom cabinets locally.
9. Use glass kitchen cabinet doors with lighting to create height.
As I was saying in #7, this is an excellent example of using transparent glass with lighting.
Using various shades of gray (or grey) hues in flooring tiles, kitchen cabinets painted gray with a deep gray glaze, monotone gray fabric window treatments, sleek gray stainless steel appliances, a gray marble backsplash, and gray painted walls is a beautiful kitchen design idea!
11. Dual-tone or monochromatic custom kitchen cabinets.
Many times my interior design clients want more kitchen cabinets than builders built! Exact matching cabinet tones or styles not often possible. In this case, we could use a large-scaled dining hutch, but the function may not work for the homeowner. I bet you can’t guess what’s behind those dark double doors? If you guessed a television in the kitchen – you’re right! The husband wanted a TV in the kitchen.
12. What to do with stained kitchen cabinets? What paint to use on kitchen cabinets? Who to hire to paint over stained cabinets?
Many times homeowners ask me if we can or should paint their stained kitchen cabinets. I prefer lots of light and color, yet stained cabinets have their place in the right home for the right people. It depends on the feeling and mood that each of our interior design clients wants to feel. As an interior designer, we often paint cabinetry, but it’s an investment. The budget is a significant factor.
Finding the right product for your kitchen cabinets is CRITICAL! If the proper prepping methods not yet done, and the appropriate materials are not used, you could wake to a peeling paint nightmare. If you’ve ever dealt with peeling paint, you know one scratch will lead to another.
I highly advise that you hire a professional home remodeler, kitchen cabinet painter, or cabinet refinisher to analyze the exact finish on your cabinets. Have each prepare quotes for painting over the stained kitchen cabinets. Ask questions on any discrepancies.
13. Paint lower kitchen cabinets with a contrasting color.
In small kitchen designs, clients often want to paint their islands or counter areas in a completely different color. Here’s a great example of how to paint an L-shaped island and lower cabinets a contrasting color.
14. Shape kitchen islands to fit your kitchen floor plan.
My friend Susan designed this kitchen for her client. Instead of using the same L-shaped counters and boxy island, she completely reshaped an island and the main counter surface to fit her interior design client’s taste.
15. How to use multiple counter surfaces in one kitchen? How to determine where to use wood & marble kitchen countertops?
Using multiple types of counter surfaces looks fantastic and helps visually divide certain areas. Practical use should be the first concern when defining which kind of counter surfacing when considering kitchen counter ideas.
Do not use wood in areas near the sink or where lots of water could be. Do not use wood over dishwashers. Dishwashers heat and produce steam, which can warp the wood. Wood should be used in the areas where you’ll eat or in beverage center areas.
Use marble, granite, and other hard surfaces near sinks, ovens, or ranges. Think about it! If you need to quickly set down a hot pot, make sure your kitchen counter surface can withstand the heat! Otherwise, get it out of the kitchen! {Or at least the central part of the kitchen :)}

16. Add beautiful plumbing details such as a farmhouse sink or designer faucet.
I love beautiful plumbing products! Farmhouse sinks and gorgeous faucets are among my favorites.
17. How to paint kitchen cabinets? What color to paint kitchen cabinets?
Okay! Now, if you like me, you love color! While many regions in America are stuck staying at home, color is critical for the mindset. Paint your kitchen cabinets! If you miss my recommendations on ‘how to paint your kitchen cabinets,’ go back up to #12.

18. Monochromatic kitchen backsplash detail.
If you can’t go all out with a monochromatic kitchen backsplash, you may want to do a small inset shelf or picture frame a contrasting monochromatic or color kitchen backsplash.
19. Full monochromatic kitchen backsplash wallcovering & mix old furnishings with modern kitchens.
When clients are willing, and budgets allow, I recommend patterns for tile backsplashes to create depth and magnify space.
Incorporating antiques can easily be incorporated as islands and contrasting cabinetry.

20. How to incorporate & balance different hues into one kitchen?
While I said earlier that I usually don’t recommend painting walls contrasting colors, I typically don’t recommend it UNLESS it’s possible to BALANCE the colors. Notice how the teal barstools, vases, and home decor accessories balance the teal blue wall color. The black and chrome light fixtures and painted gray hood vent cabinetry balance the stainless steel accessories.

21. How to contrast your kitchen ceiling to give height?
Ceilings are often the forgotten fifth walls! One of my favorite things to include in a client’s interior design plan is a contrasting ceiling, especially in Dallas’s luxury homes. Whether you’re considering a complete home remodeling project or a kitchen redesign or building a new home, think about your ceilings.
Adding ceiling moldings, details, and paint is critical to draw the eye up, which creates visual volume.

22. Where to use glass kitchen cabinet doors?
Our Dallas TX interior design clients often ask us if they should change out kitchen cabinet doors from solid panel to glass. I highly recommend the lens in the kitchen to open the space. My only caution is: Your glasses, plates, and items in the cabinets need to be color coordinated and neatly organized.

23. Wood flooring or tile in a kitchen?
Many clients ask if wood flooring is okay for kitchens. The short answer is yes! The long answer is there are new tile options that look like wood that are much more durable long term. Tile withstands water and high traffic areas without having to be refinished. Marble is so durable used in hotel lobbies – enough said?

24. Open shelves & white subway tile – an affordable kitchen backsplash option.
Most of the projects we work on here in Dallas, TX, and other regions like Miami, FL, for clients defined as luxury homes; there are many luxury options that we create on a budget. One of the most affordable kitchen backsplash solutions is a generic white subway tile. If budgets don’t allow for additional custom kitchen cabinetry, shelves and brackets can suffice for both function and aesthetics.

25. Why does my interior designer need a kitchen remodeling budget from me?
Balancing budgets is a BIG part of an interior designer’s objective for clients. If you’ve worked with an interior designer, you’ll often notice that budget is our first question for a good reason. Some people get annoyed because they don’t know or understand what a good kitchen design, kitchen remodel, or a home remodeling project will cost. That is understandable. It’s the job of the best interior designers in Dallas, TX, and your region to give you projections and estimates. I’ll use the kitchen below to explain why budgets are so critical.

In this kitchen, the interior designer used almost all paneled appliances. There went $5,000 Subzero 700TR (Tall Refridgerator). Then the client cooks daily and wanted the $7,500 range. They needed peace for the dishwasher, so the $1200 Bosch (maybe $850 on sale for an earlier model) is the only super quiet option that could be paneled. Bam $15,000 already spent before any design begins! IT does NOT include the custom panels required to cover these appliances.
Budgets are critical, and things like shiplap walls are affordable kitchen remodeling solutions when budgets are tight. It did not make sense budget-wise for the interior designer to take the marble backsplash up the sink wall. Notice it stops at approximately 18″ high.
27. How to mix antiques in a modern kitchen design?
Mixing antiques into a simple modern kitchen design can be easy. Balance is your best friend. Imagine if this Tibetan patterned rug replaces with a stylish rug. It would be too recent to go with the stained oak island and copper Moscow mule mugs (we call them “Dallas Mules” here in Dallas, TX). Simplicity and balance in this kitchen design are fabulous.

28. Should you select black window frames?
If you’re working on a new home building project, black window frames are a substantial consideration among millennials. Black frames provide a very industrial look that works as organic window treatments as they frame the outdoors nicely.
Caution: Black window frames recommended if you want inset window treatments such as blinds or shades as most often, the headers are white. White headers will need to be covered with a soft roman shade or cornice, which can impede the visual appearance most homeowners are trying to achieve with black window frames. Keep in mind black window frames typically need to be installed throughout the house or considered when you’re custom ordering windows for your new home.

29. How to incorporate antique light fixtures with modern lights?
For those of you who know me well, you know I LOVE ANTIQUES! I can rarely pass by an antique store without popping in. Yes, the antique stores being closed are reducing my thrifting therapy time.Here is an excellent example of how to incorporate antique or antique-like light fixtures with modern light fixtures. The beautiful art deco globe fixture pairs nicely with the contemporary black shade wall mount fixtures above the kitchen sink.

30. Can you mix plumbing, cabinet, & light fixture finishes in kitchen design? Can I mix floor patterns with marble veins?
The short answer is YES with our friend Ms. Balance in tow. Notice how the marble backsplash in this kitchen design coordinates nicely without competing with the patterned floor. Kitchen sink plumbing is often hard to find in gold, but more recently, colors like rose gold are available. Yes, you can mix varied tones of gold, rose gold, and matte gold.

A couple of weeks ago, I shyly swayed away from posting that I was accepted as a National Kitchen & Bath Luxury Interior Designer Dallas TX! After realizing that after all of the home renovations and the many kitchens and baths I’ve helped create for clients. I must be OKAY, with admitting that I am deserving to be apart of such an amazing organization as the National Kitchen & Bath!
In celebration, I want to share one of my favorite projects with you…this is one of my favorite kitchen re-surface designs of all times.
In this case, Amy was moving from California to Dallas TX. She wanted a few changes and needed a luxury interior designer Dallas to help her. Fortunately, we received the call.
When we first visited the house, we discovered cream glazed kitchen cabinets with granite countertops. The island lighting stood out quite a bit. Dimmers on the can lights were a must.
Amy wanted our advice to keep to simply fresh and modernize the house Texas-style.
5 Ways To Modernize A Kitchen | Modern Kitchen Design Ideas
To modernize a glazed cabinet kitchen without changing cabinet colors or ripping out cabinetry, there are several things
1. Use Pendant Lighting
Lighting is essential in every kitchen. Depending on the visual aesthetics and practical approach, one of the easiest ways to light balance over a large island is to utilize pendant light fixtures. Pendant lights are a great way to balance without worrying about the fixture size and length.
In this 50 shades of gray and a touch of Kelly green kitchen, we chose a boxy open chrome pendant to keep the open look without the distraction of light fixtures. If you look back at the before picture you’ll notice the fixtures were small and really too contemporary for a Dallas home. Plus the larger interior shade of the pendant we chose illuminated a lot more light.
Whether you have great barstool frames or you need new barstools, an easy way to give your kitchen a modern feel is the fabric, leather, or pleather. In this kitchen design, we designed the barstools and made them custom. They are comfortable and the barstools swivel.
3. Select Modern Performance Fabrics With No Stain Technology.
When selecting fabrics for your kitchen, think color, balance, and use fabrics. Amy has children and a beautiful dog. We all understand that kids will be kids and dogs will be dogs. When selecting fabrics for the barstools was imperative. The kiddos frequently eat at the bar. We selected an easy cleanup microtechnology performance fabrics.
The other thing to consider when selecting performance fabrics is – never rely on the visual colors you see on a computer screen. Notice the diamond-shaped fabric below doesn’t look as green as it does in person on the barstools.
4. Select Modern Kitchen Artistic Home Decor & Accessories.
I love introducing our Dallas interior design clients to unusual artistic home decor. An artistic approach to home decor accessories or a period approach to home decor can visually give the space a modern look.
In this modern kitchen design, Amy loved the pops of navy blues, teals, and aqua colors mixed with Kelly green looks distinctively amazing.
5. Balance Kitchen Colors & Style With Surrounding Rooms Home Decor.
One of my biggest pet peeves is when glancing from room to room and the tones and colors aren’t balanced. Most of our clients love color and balancing color is critical to designing a restful family home.
